I can't stay idle for long. My husband and I have established a Vacation Home Rental - ELEVESUITES HOMESTAY utilizing our loved, well-maintained, and renovated 2Br End-unit Condo with Balcony at Grass Residences which ideally located as it is walking distance to SM North EDSA Mall and the MRT Grand Station. To compliment our Vacation Home Rental, we established a home-based online travel Agency - LIGHTWINDS TRAVEL & TOURS with our home address in Angeles City. We plan to create a travel blog using the resources of our travel agency which was created with the help of PINOY ONLINE TRAVEL BIZ PH. 

This is the start of a chapter of our post-retirement activities including our APOstolic duties of caring for our one and only granddaughter.

Buying a Condo is not as easy as it seems but....

It has been so long since, I have written in this blog. Most of my blogging was in my other blog, an automobile owner's blog.

Buying a Condo is not as easy as it seems

I am writing here about my personal experience and may this serve as an eye-opener to anyone who plans to buy a condo for investment or otherwise.

More than 3 years ago, while strolling inside SM North EDSA, a SMDC agent approached and showed us a pre-selling purchase plan for their Grass Residences Tower II.   The package was attractive because it offered an interest free installment plan on the 20% downpayment for 36 months plus a discount equivalent to the VAT.

My husband and I are a middle-aged couple whose children have graduated from College.  At that time of our life, we did not have any significant savings as our earnings where spent mostly on our children's needs - education, food, shelter etc. being car sales agents our income was erratic so we saved when we could but always these savings were used up during lean months.

The SMDC agent brought us to their model unit within the mall.  We felt excited at being able to buy a small place of our own. Our most important question then was: Would he be able to get us an approved housing loan considering we’re sales agents with unstable income? We found his answer logical:  If you can pay the monthly installment for 36 months it would be a good credit record for a loan approval, so why not?

We also viewed this purchase as a venue for investment, too.  Instead of just putting our savings in the bank.  We felt a SMDC condo unit would appreciate through the years and their pre-sale offer was an investment opportunity.

I never felt we would have any problem getting a housing loan as all our post-dated checks issued were cleared.   February 2013 we received a call from a BDO housing loan personnel.  My husband and I were interviewed in separate occasions for the housing loan.  Our 36 months installment period would be finished by September 2013. A few weeks after our interviews, I received an email from BDO informing us that our auto loan was approved for P3.8M which is the balance due for our condo and parking lot. I eagerly called our SMDC agent and told him of our BDO housing loan approval. He came to my office in Isuzu Commonwealth where we gave him our housing loan requirements as stipulated in the email I received from BDO.

After a few days, our SMDC agent calls and informs us that our BDO Housing Loan approval has been recalled for whatever reason, they have not informed us until now.

Since, the condo unit was not yet ready for moving in, I requested to continue payment of the downpayment so as to increase our capital and decrease the amount to be financed.  This was approved and we issued another 6 months post-dated checks.  Meantime, our SMDC agent was tasked to get us another housing loan approval.

After months of waiting, we finally received a housing loan approval from BPI-Family Savings Bank.  Unfortunately, the loan amount approved was less than P3.8M. SMDC asked us to settle the loan difference within 3 months before our home loan approval expires.  Confronted with this dilemma, my husband and I weighed our options, as we felt that we will not be able to raise the P600,000 in three months.

What happened to our “well-planned” dream?

1) According to our SMDC agent, under the Maceda Law, only 50% of the amount we paid for will be refunded to us. (Can our senators review the Maceda Law and make it more friendly to the buyers?)  It is unfair for real estate developers to entice us to their pre-selling plans and dumped us when we cannot get a housing loan approval.
2) Appeal our case with SMDC and request for the extension of the payment of the loan difference 
3) Request that they accept the loan proceeds of our auto loan with BPI Family before in expires.

If SMDC approves our request, we will need to do the following to pay the loan difference:

1) Sell our family car and pay at least P300,000 and issue 6 post-dated checks
2) Tighten our budget for the next six months

If SMDC disapproves our request, we have no other choice but accept the 50% refund.

Our present situation really sucks (pardon me).  We just found out that the situation we got into was not a win-win situation because either way, we are at the mercy and disposition of the big time real estate developer.  It was wrong for us to presume that after our Downpayment it would be easy to get a housing loan approval because of our good payment record.

I narrate our story so that those who read this will exercise prudence in financial decisions. What happened to my husband and I is a lesson learned.

Ironically, the bank that approved us was from the competitor’s property developer.  Aanyway, "Alls well that ends well".

Today is January 08, 2022 - my husband and I have been living in the condo for seven years now. I am very happy with this outcome.

We managed to buy another car later on. Fortunately, our car loan was fully paid last February 2020 just before the first Enhanced Community Quarantine (ECQ). We've been having several stages of ECQ and lockdowns due to the Covid19 pandemic.  Likewise, I decided to retire from Isuzu Commonwealth when I turned 60 years old last October 25, 2020 to stay safe. 

My husband and I are fully vaccinated - 2 doses and 1 booster shot.  The world and the Philippines is dealing with a new Covid19 variant - The Omicron. 

Today I start concentrating on my Auto Search Philippines group and look forward to marketing them.

Last January 4, 2009, my husband and I attended the 44th birthday party of my husband's relative. It was held at her home. There was all night ballroom dancing to a live band playing various tunes. It was an enjoyable event highlighted by a performance of two (2) young female fire dancers.
One was lithe and statusque while the other lady dancer was petite and voluptuous. Both dancers danced gracefully while performing various moves with the fireballs hanging on ropes from both hands. I have placed a linked to the videos of their dance as taken by my husband Jun.

October 23, 2008 2:00 pm - We boarded the Cebu Pacific Plane at NAIA, Terminal 3 for Puerto Princesa, Palawan
3:00 pm - We arrived at the Puerto Princessa Airport where we were fetched by vans and a pick up as pre-arranged by Arlo and Gigi. We went straight to the home of Nikay (Arlo's wife) in Roxas, Puerto Princesa.
7:00 pm - We were treated to a sumptuous dinner at a restaurant owned by Arlo's friend, who later on, graciously brought us for a stroll by their Baywalk. The smell of the sea at the Baywalk was beckoning to us. We were so excited for the days to come .......

October 24, 2008 3:00 am - All packed into our vans, we all journeyed along the long, winding road to El Nido.
11:00 am - Arrival at Marina Garden Resort in El Nido
11:30 am - 6:00 pm Went island hopping. Beer - Sea - Sun - Fun
7:00 pm - 11:00 pm Rest and Sleep .....
11:00 pm - 12:30 midnight - Dinner and relaxation with friends

October 25, 2008 6:00 am - I was jolted out of my sleep with the chatter and noise of someone talking on his cellphone. I was about to get up from my comfortable bed when a foreigner's shouted out to silent him. With a sigh, I slumbered back to bed.
10:00 am - My sweetheart woke me with a kiss ( he he) - it was my
birthday! Going outside, I received greetings of "Happy Birthday" from the group.
12:00 noon - An array of sea food and vegetables was laid out on a long table for lunch - a gastronomic delight!
2:00 pm - We were all on the road to Sabang, Puerto Princesa where the underground river is located. We stopped for around 20 minutes when the other van suffered a flat tire. We took this break to stretch our legs and of course ..... picture picture!
9:30 pm - We arrived at Taraw Beach Resort in Sabang.

Oh no! we were informed that there will be no electricity from 10:00pm to 5:00am. What a torture it would be! We finally resolved to pay for the fuel needed to keep the generators on. Great Relief!
We took dinner in one of the nipa huts before retiring to our quarters. Of course, they had a few beers - Red Horse and San Mig Lights, too. This vacation, beer was drunk like water by most members in the group.
It was agreed that everyone, except me, will leave at 6:00am and hike to the underground river nearby. They would be taking the Monkey Trail instead of the Jungle trail as the women decided to go with the men. Unfortunately, I could not take that route because of my knee injury last year. I would ride a "banca" at Daluyon and meet them at the entrance of the underground river by 9:00am. My boat ride would take only 15 minutes whereas their Monkey Trail Hike would take around 3 hours.

October 26, 2008 9:30am - We met up at the entrance to the underground river. We split into 2 groups and took 2 "bancas" into the underground river. Unfortunately, even with a flash my digital camera was unable to take pictures of the inner taverns of the underground cave. Our boatman was jolly and very informative while showing us the various formations of stalactites and stalagnites. With his creative imagination, we saw a bundle of fruit formations, images of Mary and Jesus Christ, a big mushroom etc. Bats abounded inside so we had to keep our voices low as not to disturb them. To the dismay of the men in our group, our boatman informed us that we missed the delegation of Miss Earth Beauties by one day. He he he
The underground river stretches 8 kms long but our permit only allowed us to go as far as 1.5 kms into the cave. So we had to turn around at a certain point. It took us approximately 45 minutes in and out of the underground river. By the time we left there was a long queue of tourist at the entrance waiting for their turns to go in. It was fortunate that we arrived early.
12:00 noon - We were back at Taraw Beach Resort where a buffet lunch was served in one of its large nipa cabanas.
1:00 pm - We were again on the road. This time we were headed for Honda Bay which our van drivers advised us were 2 hours away.
3:00 pm - Arrival at Honda Bay. We again split into 2 groups as the "bancas" could accommodate only 6 passengers.
4:00 pm - Snake Island - We all took a dip in the clear green water. My husband and friends fed the fishes with bread crumbs
5:30pm - We headed back to Honda Bay. This time the boatmen reved up, joyfully egged on by the group. A boat race for home began between the 2 boats.

A little past 6pm, we were safely back on shore. We all loaded back into the vans and headed to the home of Nikay in Roxas, Puerto Princesa. The last night at Puerto Princesa was the same as our first night. The group drank, sang and danced.

October 27, 2008 6:00 am - Lorena woke me up and asked if I would like to go with to market. I hurriedly got ready and we rode the pick up to the market. Souvenirs that we saw at El Nido, Sabang and Honda Bay were all found at the Puerto Princesa market. But the Puerto Princesa market is tourist haven for souvenirs, as these were comparably cheaper than the same items found in other places.
After the visit to the market, we passed by the airport where Yeye got our boarding passes before proceeding back to Nikay's home. It was good foresight as we had some minor snags before the group finally made it to the airport a little after 10:00am. Our flight was scheduled to leave at 10:15am.

Lance's 4th Birthday

It was my nephew's birthday last Sept 6 and his mother's (my sister) birthday last Sept 5. So they celebrated their birthday together last Friday, September 7.

My husband and I went up to Antipolo City. I sat at the back seat with my left leg nestled comfortably on a pillow. My daughter Valerie, a 3rd year nursing student, was on OJT at a Health Center in Bayugo, Meycauayan, Bulacan. My sons Roy and Chris were at Emilio Aguinaldo College.

Here is a video of Lance who tried to blow out his birthday candles. His birthday candles kept relighting so his older brother Kevin and cousin Bimbim helped him extinguish the flame.

I have dedicated a page in my website to articles showing Filipino talents, strengths, traits - Proud to be Pinoy articles, write-ups etc. Likewise, I have created a FILIPINO LINKS page listing links to other Filipino Websites. As such, I constantly surf the internet, read newspapers, magazines and even my emails for interesting articles of our kababayan here and abroad.

In one of my surfing forays, I came across the "YABANG PINOY" website. This is a group of young Filipinos aiming to support and uplift Philippine-made products.

A few years back, these names - Hyundai, Ssangyong, Kia, Samsung etc. - were small players in the international market. What do these names have in common? They are brand names of Korean products. I read in an article somewhere that the Koreans are known to be nationalistic with regards to their products. The Korean consumers enthusiastically buy Korean-made products. Today, these brands are globally competitive. The brands - Hyundai, Kia, Ssangyong, Samsung etc. are now well-known and respected in their fields in the international market. The nationalistic support of the Koreans for their products may be one big factor that has contributed to the rapid growth and globalization of their products.

YABANG PINOY's campaign for a social epidemic in Filipino pride and all things Filipino deserves not only the support of the Filipino consumers but that of the Philippine government, NGOs and socially oriented groups as well.

"YABANG PINOY" will be hosting the "GLOBAL PINOY BAZAAR" to be held at the Rockwell Tent, Makati City on October 21, 2007, Sunday.

I hope that by that time I will be able to walk without crutches.
